Role Snapshot
We are seeking an experienced Project Manager to lead complex hotel refurbishment, maintenance, and modernization projects. This role owns projects from initial scope development and planning through execution, financial management, quality control, and final closeout.
The ideal candidate brings experience working in hotel, cruise, architecture/design, or a highly coordinated logistics-driven project environment. Because of the pace and specialized nature of the work, direct exposure to cruise operations, drydocks, vessel projects, or similarly complex refurbishment programs is strongly preferred.
This position is based in Miami and follows a four-day onsite hybrid schedule. Regular travel nationally and internationally is required based on project activity. Candidates must currently reside in the Miami area; relocation is not available for this position.This is a long term contract.
About the Opportunity
This role will manage refurbishment projects that may involve hotel spaces, finishes, furnishings, equipment, and other guest-facing or operational areas requiring careful coordination across multiple stakeholders.
The Project Manager will partner closely with multiple teams as well as external vendors, contractors, OEMs, Procurement, Supply Chain, and Logistics. A key focus will be executing work efficiently while minimizing disruption to guests or clients on site.
Success in this role requires strong project ownership, financial discipline, vendor management, and the ability to operate effectively in fast-moving environments where schedules, logistics, technical requirements, and quality standards must remain tightly aligned.
Key Responsibilities
- Lead hotel refurbishment, maintenance, and modernization projects from initial planning and scope development through execution and final closeout.
- Define project requirements and develop detailed scopes of work, schedules, budgets, work packages, and execution plans.
- Manage projects occurring during maintenance periods, revitalization programs, modernization periods, both during guest hours and off hours.
- Conduct and coordinate condition assessments to identify refurbishment, maintenance, and replacement requirements.
- Oversee contractors, vendors, OEMs, and partners throughout all phases of project execution.
- Partner with onboard Hotel and Engineering teams to coordinate project activity while minimizing operational and guest disruption.
- Manage project financials, including budgets, forecasts, cost tracking, change orders, and overall financial performance.
- Coordinate with Procurement, Supply Chain, and Logistics to ensure required materials, equipment, and spare parts are available in accordance with project schedules.
- Maintain visibility into project milestones, dependencies, risks, and outstanding technical issues, providing clear and timely updates to leadership.
- Inspect completed work to confirm quality, technical compliance, and alignment with established brand standards.
- Support long-term lifecycle planning for hotel equipment, furnishings, finishes, and other maintenance-related assets.
- Evaluate alternative materials, equipment, and replacement solutions when existing products become obsolete, difficult to source, or cost prohibitive.
- Maintain accurate and organized project documentation, including drawings, specifications, schedules, budgets, change documentation, and closeout records.
Qualifications
- Bachelor’s degree in Project Management, Architecture, Design, Engineering, Construction Management, Logistics, Maritime Operations, or a related field preferred.
- 4+ years of PM experience, managing complex refurbishment, renovation, maintenance, or capital improvement projects from planning through completion.
- Candidates with relevant architecture/design or complex logistics/project execution backgrounds will also be considered.
- Demonstrated experience managing contractors, vendors, budgets, schedules, change orders, and multiple project stakeholders.
- Strong understanding of project planning, cost control, procurement coordination, and quality assurance.
- Ability to work effectively across technical, operational, and business teams in a fast-paced environment.
- Strong organizational, communication, and problem-solving skills with the ability to manage multiple priorities simultaneously.
- Able to travel internationally for weeks at a time. During non-travel weeks, able to be on site in Miami Monday through Thursday
